Airbnb Hosting & Co-Hosting

There are two ways to get support hosting on Airbnb: Hosting teams and Co-Hosts. A hosting team manages a place on behalf of the renter or owner, including their online listings and guests. S&D would be considered a hosting team. There is a Legal contract. Co-Hosts are more casual— a trusted person hired by the listing owner—who helps the listing owner manage their listing and reservations. A Co-Host’s permissions are set by the listing owner and determine what they can help with. How they’re presented to guests Hosting teams: The account owner is always shown as the primary Host on a listing Co-Hosts: The listing owner is the primary Host by default but may designate a full-access Co-Host to be shown as the primary Host. [Non-Rental ] Property Management 

Do you need property management for your unoccupied home- but don't want to rent it out? We do that, too. Whether it's a vacation home, on the market or simply unoccupied but still needs to be maintained- we can help. We also help families manage the property they currently occupy. Managing tasks include hiring contractors, checking in and dealing with any issues that may arise when it comes to pool service, landscaping, cleaning services, pet care, etc. You tell us what needs to be done and we follow up with the service to make sure it's taken care of. Consider us personal property assistance that is simply a text away.

On-Site Management

On-site management is a service we offer for particular events, projects, and management plans. We're able to physically check in on your property to make sure the upkeep and guest experience are up to par. This is particular re-assuring when dealing with renovation management or a new service company. We want to know that your cleaning service is taking care of the property efficiently and that the pool is crystal clear. Video calls and photos can help feel at ease when you can't physically be there to approve the work being done.

Rental Analysis, Property Assessment & Start-up Plan

Rental Analysis: We can conduct a rental analysis for you. This will give you some basic information on the value of your property, profit margin, competitors in your area, and other necessary statistics. Property Assessment: We can help you to assess what renovations, upgrades, safety issues and legal matters that need to be done in order to start renting your property. Some are mandatory to start listing on Airbnb and other sites (such as a fire hydrant or a smoke detector). Start-Up Plan: Depending on your budget and how invested you are in your guest's experience, we could create and help tp implement your start-up plan. These tasks will factors such as the suggested starting price, implementing a new paint job, a fun itinerary, themed decor, etc.

Staging, Photographs & Listing Set-Up

We can help you prepare your property and create a professional listing. From basic cleaning & design services to working with our partnering company Cosè Bella [luxury & event staging], we can show off your property like you've only imagined. We offer professional photography services based on your budget and needs. We offer listing services for Airbnb, peerspace, vrbo, booking.com and more.

Renovation Management & General Services

We consult, compare and manage your renovation needs. Assessing your property renovation needs and creating a plan that meets your budget is a separate service we can provide. Renovation management, on the other hand, includes tasks such as calling to compare contractors/companies to get the best quote for the job, being physically present to check in on the property or let someone into the house, calling to deal with any issues or concerns, etc. We do our best to get rid of the headaches that come with this type of work.

Event & Venue Management

Luxury properties are often rented out for estate weddings, retreats, and other events. Whether its a film crew or other event, we can prepare and manage the property. We can also help with all the legal contracts to address your privacy, keep your property insured and safe from any liability issues.

Luxury Event Coordination

We work with the award-winning luxury event company, Cosè Bella. The founder and event coordinator, Rachel Koger, has quite the elegant taste and her work speaks for itself.
